Building a new home is one of the biggest financial decisions you will ever make. At Icon, we know this and want to make your building experience a pleasurable one. Our customer centric approach focuses on completing the project on time and within budget while maintaining the Icon standard of quality. At the end of your project, we want your referrals so we will do whatever it takes to get your good will.
No matter what stage you are at, we’d love to talk to you. Whether you already have purchased the property & have plans in hand already or if you are just in the exploratory stages; one of our housing professionals would be happy to speak to you.
Step 1: Choose Your Lot
Many of our clients have already chosen or own a lot by the time they call us. If you haven’t, no worries – we are happy to meet with you to discuss your needs and help you choose one.
Step 2: Initial Consultation (2 weeks)
We will meet with you to discuss your needs, wants, and wishes for you new home. After our meeting, we will put together a budget, timeline, and plan of action for your new home.
Step 3: Mortgage & Contracts (2 weeks)
Construction mortgages work differently than conventional mortgages. We will work with you to put all of the necessary paperwork together in order to apply for a construction mortgage. Don’t have a mortgage guy? We have contacts at most major banks that understand residential construction mortgages we can introduce you to. Upon approval of your basic estimate and financing, we will sign a Building Contract and your new home construction process will begin.
Step 4: Architectural Design and Engineering (5 weeks)
The lower mainland is full of great home designers and architects. We will work with you and your home designer to plan a stunning, functional home keeping budgets and timelines set out in Step 2 in mind.
Step 5: Permitting and City Approvals (12 weeks)
Our team will be responsible for all submissions required in order to secure permits for your building project. From the moment permit applications are submitted, most municipalities in the Lower Mainland have a 8-12 week wait before permits are issued.
Step 6: Material Selections (4 weeks)
This is really where you can impart your personal sense of style on your home. Here is where you will select exterior finishings, paint colors, lighting, appliances, kitchen cabinets, countertops, flooring, and more. We will furnish you with a list along with a timeline of when each item decision will be required. Need advice? Our team can assist or can introduce you to a professional design consultant.
Step 7: Construction (8-12 months)
Construction on your home will begin shortly after city permits are received, ( weather permitting). Seeing your home rise from the ground and come together is a wonderful and exciting feeling. Our goal is to keep you involved and in the loop during every stage of the building process with frequent status updates and pictures of your home during each phase.
Step 8: Warranty and Orientation
Once your new home is built, your 2/5/10 new home warranty will be registered with our warranty provider Pacific Home Warranty. Upon possession, our team will also meet with you for your new home orientation. At this time, we will go over the features of your new home to ensure you are comfortable with their operation. A suggested maintenance schedule and guide will also be provided to ensure your home looks and functions like new for years to come.
Step 9: 60 Day and 11 Month Follow Up
Just because you have the keys to your new home does not mean that you have seen the last of us! We will be back after 60 days to go ensure your home is functioning as designed and then again, 9 months later.
