The purchase agreement is signed. The floor plan picked. Design choices made. First deposit paid. Now the construction begins starting with the excavation all the way to the final cleaning and inspection.

Foundation

The foundation of your new custom dream home is the foundation.

Construction begins with home site excavation. Your home’s position is staked on the lot and prepped for the foundation. If the home has a full basement, the hole is dug, the footings are formed and poured, and the foundation walls are formed and poured. If it’s slab-on-grade, the footings are dug, formed, and poured; the area between them is leveled and fitted with utility runs (e.g. plumbing drains and electrical chases), and the slab is poured.

After the concrete is cured, the crew applies a waterproofing membrane to the foundation walls; installs drains, sewer, and water taps and any plumbing that needs to go into the first-floor slab or basement floor; and backfills excavated dirt into the hole around the foundation wall.

Framing

Framing is the phase where things really start to take shape. Seeing the floor systems, walls, windows, doors, and roof structure come together leads many homeowners to think their home is nearing completion but we are only at a third of the way through the construction process.

Complete Rough Plumbing, Electrical, and HVAC

This phase of the construction process is a swarm of activity as plumbing/sewer pipes, cooling/heating ducts, furnace, hot water heater, electric wiring, outlets, and switches are installed. Water, gas, and electric utilities are also connected to your home.

Insulation is also installed in the walls, and drywall is staged in each room for future installation.

Toward the end of this phase, Icon Projects will perform a pre-drywall review with you.

Drywall

This is when the inside of your home really comes together. Rooms are separated and walled off giving you the full visual of each space.

Drywall is hung and taped so the seams between the boards aren’t visible, and drywall texturing (if applicable) is completed. The primer coat of paint is also applied after taping is complete.

Outside brick, stone, and siding are installed; and your home site is graded for drainage and to prepare for the driveway, patios, walkways, etc.

Interior Finishes

Cabinets. Countertops. Faucets. Toilets. Showerheads. Mirrors. Doors. Baseboards. Window sills. Trims. Moldings. Stair rails. Fireplace mantles. Fresh paint. Flooring. Switchplates. Outlets. Light Fixtures. You get the idea.

Final

Icon Projects will now walk you through your new home to acquaint you with its features and the operation of various systems and components. Also, this is when maintenance, upkeep procedures are reviewed. Don’t forget to as about your warranty coverage.
